There are some encouraging signs in the commercial real estate environment, but challenges remain. Now is a good time to review the fundamentals of planning and completing successful commercial real estate transactions. As always, buyers and sellers need a team of advisors to ensure that a deal worth doing actually crosses the finish line. This year’s real estate development program focuses on the practical realities of completing a real estate transaction in today’s re-emerging market.

Participants will learn about: Developing a Solid Business Plan and Project Budgeting, City and State Permitting and Zoning Considerations, Water and Environmental Issues Affecting Financing. The day will conclude with a lively panel discussion of Mixed Use Development Projects.

Dennis M. Davis, Program Co-Chair, is a Principal in the Coeur d’Alene office of Witherspoon▪Kelley. He has served clients in North Idaho for over 30 years with his work in real estate, business and commercial transactions, corporate law, and government relations. He was an Idaho State Senator from 1989 to 1994 and served as Assistant Minority Leader in 1993-1994.

Paul M. Davis, Program Co-Chair, a Principal at Lukins & Annis PS, focuses his practice on commercial leases, purchase and sale, loan documentation, easements and restrictive covenants as well as real estate financing and corporate and securities.

Chris Bornhoft is a Commercial Sales and Leasing Broker for Windermere Manito Commercial. His clients include apartment complexes, commercial property and condos. Previously he worked as the Director of Development and Financing for Vandervert Developments LLC. He has been in commercial real estate for about 10 years.

F.J. "Rick" Dullanty, Jr., is an attorney at Witherspoon▪Kelley where he has been since 1995. He currently practices in the areas of land use, environmental, real property, and municipal law. He represents both citizen groups and developers in all aspects of land use matters.

Hal Ferris is a Principal at Spectrum Development Solutions LLC, a real estate development and owner’s representation firm located in Seattle, WA. He has over 30 years of real estate development, management, and construction experience, and has led the development of urban mixed use mixed income projects, historic renovations, affordable housing and collegiate services.

Brian M. Guthrie is an attorney with Lukins & Annis PS. His practice focuses on Commercial and Business Litigation as well as Construction Law, including contract review & drafting, delay claims, contract/payment disputes, differing site conditions claims, bid protests, lien claims, and bond & retainage claims.

William D. Hyslop is a Principal with Lukins & Annis PS. His practice focuses on litigation and dispute resolution, construction law and claims, commercial and complex litigation, and government relations. He regularly presents cases in both the trial courts and through arbitration.

Ryan K. Jensen is an attorney with Witherspoon▪Kelley where he practices primarily in the areas of real estate, commercial real estate finance, and business/corporate law. This includes leases, restrictive covenants, easements, purchase and sale documents, construction and permanent loan documentation.

Demetri M. Koston is a Vice President with Newmark Realty Capital Inc. in Spokane, WA. He arranges financing for commercial income property throughout the Inland Northwest via direct relationships with life insurance companies, pension funds, and many other capital sources.

Stephen F. Meyer is a Principal and the founder of Parkwood Business Properties. He serves on the Board of the North Idaho College Foundation and the Board of Directors of Mountain West Bank. He is involved with small venture capital investing and the management and ownership of Parkwood Business Properties.

Mark Pinch, CCIM, is a developer with NAI Black. He serves users and investors in acquisition and disposition; tenant representation; property, asset and facilities management. He holds degrees in Accounting, Economics & Business, and is a Certified Public Accountant.

Kenneth F. Schwartz is the President of Eastern Region Operations for Lydig Construction, Inc., and one of the owners. Since joining Lydig in 1989, he has managed many significant projects in the Northwest, and for the past 15 years has overseen all operation aspects of Lydig’s work in the Eastern Region.

R. Paul Shelton is the President of Construction Management & Forensics, Inc. He leads an investigation team of construction industry experts and engineers who provide litigation summaries and support for plaintiff/defendant actions. He is also currently working as a project superintendant for Vandervert Construction.

Nathan G. Smith is an attorney with Witherspoon▪Kelley. He practices primarily in the areas of land use, environmental, water, and real estate law. He has experience assisting in the procurement of land use entitlements, the representation of clients before local permitting authorities and representation in land use appeals.

Spencer A. Stromberg is co-founder of Sullivan Stromberg PLLC and licensed to practice in both Washington and Idaho. His practice focuses on business and real estate law, including asset and real estate purchase and sales transactions.

Sandra Young is the president and CEO of Verdis, a land use planning and landscape architecture firm based in downtown Coeur d’ Alene. Her vision for the company is to employ and train young, talented professionals while cultivating Verdis into a nationally recognized firm.
